BUYER BEWARE!!!

I have created this website to share my experience with Puma-Tag Enterprises LLC (“Puma-Tag), which is an Oklahoma LLC that was once owned by Julius Puma and Larry Battaglia. Both Julius and Larry have been custom home builders in the Tulsa area for more than 20 years. They both continue to build in Tulsa, but no longer use the Puma-Tag name.

Let me start by sharing some of my opinions with you:

DISCLAIMER

I have more than a decade of experience with both men as the basis for these opinions, and I want to share the details of that experience, so you can see that those opinions are well-founded. I will apologize in advance for the level of detail, but it is important to me that no one else endure the agony and frustration that these two men have put me and my family through.

TIMELINE

Below are some of the details of my story.  


Those comments not specifically listed as my opinion can be supported by actual documents or sworn testimony given in this case.

2011

In 2011, my wife and I decided that we wanted to move our family of six into a new school district. We began looking at homes in south Tulsa. Our search led us to a home that was on the market and was advertised as being built by Julius Puma and LaBella Homes.


We really liked the layout and location of this home, but before we could place an offer on the home it sold.

2012

We then began conversations with Julius Puma and Larry Battaglia about having them build a very similar home on a lot in the same neighborhood.


On February 6, 2012, we signed a contract with Puma-Tag.


We began construction on our custom home, and the fall of 2012 we closed on that home.

WARRANTY & ISSUES

Prior to closing, and many times after closing, we provided both Julius Puma and Larry Battaglia a “punch list” of items that were either incomplete or needed to be repaired on the house, all of which should have been covered by the warranty in our contract.


For over a year, we attempted to get Puma-Tag, Julius Puma and Larry Battaglia to come back to our home and fix the items on the punch list, and we were continually met with resistance.

2014

On October 24, 2014, we filed a lawsuit against Puma-Tag Enterprises, LLC. The link to that case, which is still ongoing, is below:

SETTLEMENT AGREEMENT

After years of legal wrangling, in December of 2018 we entered mediation, which resulted in a Settlement Agreement with Puma-Tag, that was signed by Julius Puma.


As part of that Settlement Agreement, we allowed Puma-Tag to come back to our home to complete the repairs on the 11-page punch list. This punch list contained 58 items. The Settlement Agreement and agreed upon punch list are attached to the entry labeled “VERIFIED MOTION TO ENFORCE SETTLEMENT AGREEMENT / A TO J”.


At the point we entered into a Settlement Agreement, we felt as though this now six-year-long battle to get our home completed might finally come to an end.  

We could not have been more wrong…

ENFORCEMENT FAILURE

We spent the next year trying to get Julius and Larry to send their subs back to our home to complete the punch list they agreed to in the Settlement. We were not successful.


On February 19, 2020, we filed a motion with the court to enforce the Settlement Agreement. (See OSCN 02-19-2020 entry).


As part of our settlement agreement, we agreed on an independent third-party contractor that would act as the final approval as to whether each of the repairs on the agreed-upon punch list were, in fact, completed. Our filing included an Affidavit from that third-party contractor that not only had the repairs not been completed, but that Julius Puma had not paid him for his services as was required under the Settlement Agreement. COURT RULING

After having completed a trial, on June 16, 2022, the judge found in our favor and awarded US$96,337.94 (See 06-16-2022 OSCN entry)

To date, we have not received any payment under this judgement.

CURRENT STATUS

As of the date of this post, May 1, 2026, we are still in the collection phase. Puma-Tag is taking the position that it has no money to pay the judgement.


On February 25, 2025, we filed an additional case against Julius Puma, JPDP LLC, DBA LABELLA HOMES, LABELLA HOMES INC, DMG MASTER BUILDERS, LARRY BATTAGLIA and KENT CONSTRUCTION.


We filed this case for one simple reason, both Julius Puma and Larry Battaglia continue to build in the Tulsa area under these various names, yet they claim they have no money to pay this judgement and the awarded attorney’s fees.

Now for some more opinion…

I believe Julius Puma hides behind what I call a “throw-away LLC” to purchase property and to contract for new construction. He does this to protect his public facing brand – LaBella Homes.

I believe Larry Battaglia does the same to protect his brand – Kent Construction.

Let’s use my house as an example:

  • The model we based our house from was advertised as being built by Julius Puma and LaBella Homes.
  • We contracted with Puma-Tag.
  • The construction permit with the City was issued to LaBella Homes.
  • The utilities used to construct our home were billed to LaBella Homes.
  • The sign in our front yard throughout construction was LaBella Homes.
  • The bills for materials and services to build our house all went to LaBella Homes, Julius Puma or Larry Battaglia. Not a single supplier invoiced Puma-Tag, and Puma-Tag’s representative even testified that Puma-Tag did not have its own supplier or vendor accounts. It used LaBella’s.

HBA

If you try to use the dispute resolution process, as we did, through the Home Builders Association of Greater Tulsa, the HBA responds and tells you that the LLC used for your contract is NOT a member of the HBA and they can offer no assistance. This is in spite of the fact that the sign in our front yard was for LaBella Homes, which is a member. To date, we have not received any payment under this judgement.

FINAL WARNING

If you try to sue to recover damages, they simply move all assets out of the “throw-away LLC”, continue to build and advertise under their public brands, and claim there is no money to pay the judgement.

I could go on and on and on, but instead, I will repeat the two opinions I stated earlier:
